aruanne<\/div><div dir=\"auto\">\u2022 kehtestada uus majanduskava<\/div><div dir=\"auto\">\u2022 vajadusel vastu v\u00f5tta kaasajastatud p\u00f5hikiri<\/div><div dir=\"auto\">\u2022 vajadusel valida uus juhatus<\/div><div dir=\"auto\">\u2022 arutada muid aktuaalseid k\u00fcsimusi<\/div><\/div>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-3c3c8e4 elementor-widget elementor-widget-text-editor\" data-id=\"3c3c8e4\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Korteri\u00fchistu juhatus on kohustatud igal aastal koostama majandusaasta aruande raamatupidamise seaduses s\u00e4testatud korras ja esitama selle korteriomanike \u00fcldkoosolekule kinnitamiseks. Sellest kohustusest on vabastatud vaid kuni k\u00fcmne korteriomandiga \u00fchistud, kes peavad kassap\u00f5hist raamatupidamist ja juhivad end ise ilma valitsejata. Kinnitatud majandusaasta aruanne tuleb esitada registrile 6 kuu jooksul majandusaasta l\u00f5ppemisest arvates elektrooniliselt ettev\u00f5tja portaali <a href=\"https:\/\/ettevotjaportaal.rik.ee\" target=\"_blank\" rel=\"noopener\">https:\/\/ettevotjaportaal.rik.ee<\/a>\/ v\u00f5i notari kaudu.<\/p><p>Kui p\u00f5hikirjaga on ette n\u00e4htud raamatupidamise aastaaruande audiitorkontrolli kohustus, tuleb registrile esitada aruanne koos vandeaudiitori aruandega.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-229f676 elementor-widget elementor-widget-text-editor\" data-id=\"229f676\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Lisaks peab juhatus koostama ka majanduskava, mille j\u00e4rgi teevad korteriomanikud korteri\u00fchistule perioodilisi ettemakseid. N\u00f5uded majanduskavale on kehtestatud korteriomandi- ja korteri\u00fchistuseaduse \u00a7-s 41. Kui majandusaasta alguseks ei ole kehtestatud uut majanduskava, kehtib senine majanduskava kuni uue majanduskava kehtestamiseni. Majanduskava koostamisel tuleb arvestada, et majanduskavaga ei saa korteriomanikele kehtestada rahalisi kohustusi teistsuguse jaotusega, kui seadus, korteriomanike kokkulepped ja p\u00f5hikiri seda ette n\u00e4evad.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8c19907 elementor-widget elementor-widget-text-editor\" data-id=\"8c19907\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Kui juhatus ei kutsu \u00fcldkoosolekut kokku, v\u00f5ivad v\u00e4hemalt 1\/10 korteriomanikest n\u00f5uda koosoleku kokkukutsumist, kui p\u00f5hikirjaga ei ole ette n\u00e4htud v\u00e4iksema esindatuse n\u00f5uet. Kui juhatus ikkagi ei kutsu \u00fcldkoosolekut kokku, v\u00f5ivad taotlejad \u00fcldkoosoleku ise kokku kutsuda samas korras juhatusega.
