M\u00f5tle, millist asukohta oma koduks vajad ja soovid. Kas on see linnas, eeslinnas v\u00f5i hoopis maal? <\/span><\/p><p><span style=\"font-weight: 400;\">Valimisel peaks arvesse v\u00f5tma asukohaga seotud tegureid, n\u00e4iteks kas on vaja, et kool ja lasteaed oleks l\u00e4hedal v\u00f5i pood jalutusk\u00e4igu kaugusel. Kas peres on auto ja kas k\u00f5ik pereliikmed saavad vabalt liikuda v\u00f5i peab olema hea \u00fchistranspordi\u00fchendus. Kui suund ja suurem asukoht on selge, saab piirata oma otsingut konkreetsete piirkondade v\u00f5i linnaosade vahel. <\/span><\/p><p><span style=\"font-weight: 400;\">Hinna poolest on Tallinnast v\u00e4ljaspool asuv samav\u00e4\u00e4rne kinnisvara oluliselt soodsam ning see on hea m\u00f5ttekoht, kus arutleda, mida t\u00e4psemalt kodu juures oluliseks peetakse. <\/span><\/p><p><strong>Kas vajatakse rohkem suuremat pinda ning lastes\u00f5bralikku keskkonda v\u00f5i hoopis kesklinna mugavusi ja kiiret \u00fchistransporti.<\/strong><\/p><p>\u00a0<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-9439c46 elementor-widget elementor-widget-text-editor\" data-id=\"9439c46\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2><strong>KINNISVARA SEISUKORD<\/strong><\/h2><p><span style=\"font-weight: 400;\">Enne kinnisvara ostmist veendu, et oled \u00fcle vaadanud k\u00f5ik ruumid ja kontrollinud, kas maja konstruktsioonid on heas korras. <\/span><\/p><p><span style=\"font-weight: 400;\">Vaata, kas on<strong> n\u00e4htavaid probleeme<\/strong>, nagu n\u00e4iteks praod seinal, katuseleketest p\u00f5hjustatud plekid laes, kas p\u00f5randamaterjali kulumisaste tuleneb tavalisest kulumisest v\u00f5i kas p\u00f5randaliistud, eriti akende piirkonnas on niiskusest paisunud jne. <\/span><\/p><p><span style=\"font-weight: 400;\">Kas on n\u00e4ha m\u00e4rke kahjustustest, mis v\u00f5ivad l\u00e4hitulevikus vajada remonti? Kui suure kuluga peab arvestama? <\/span><\/p><p><span style=\"font-weight: 400;\">Samuti veendu, et k\u00f6\u00f6gi- ja vannitoaseadmed t\u00f6\u00f6tavad korralikult, kas veesurve on hea ning torud pole lekkinud. <\/span><\/p><p><span style=\"font-weight: 400;\">V\u00e4ga olulisel kohal on <strong>ventilatsiooni toimimine<\/strong>. Uute majade puhul Projekteeritud energiavajaduse kohta antud energiam\u00e4rgis kehtib kaks aastat hoone valmimisest arvates (kasutusloa andmisest). Peale seda tuleb hoonele v\u00e4ljastada tegelikul tarbimise kohta antud energiam\u00e4rgis. Tegeliku energiatarbimise kohta antud energiam\u00e4rgis kehtib k\u00fcmme aastat. Hiljem antud energiam\u00e4rgis tunnistab varem samale hoonele v\u00f5i hoone osale antud energiam\u00e4rgise kehtetuks.\u00a0<\/span><\/p><p><span style=\"font-weight: 400;\">Kui pole kindlust kinnisvara seisukorra kohta, siis soovitame konsulteerida ehituseksperdiga v\u00f5i tellida n\u00e4iteks <a href=\"https:\/\/ehituskaitse.ee\" target=\"_blank\" rel=\"noopener\">kinnisvara ostueelne kontroll s\u00f5ltumatult spetsialistilt<\/a>.<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-608247a elementor-widget elementor-widget-text-editor\" data-id=\"608247a\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2><strong>MAJA AJALUGU <\/strong><\/h2><p><span style=\"font-weight: 400;\">Uuri kindlasti maja ajalugu, eriti kui see on vana. <\/span><\/p><p><span style=\"font-weight: 400;\">Millal maja ehitati, millised olid ehitusmaterjalid, kas on olnud probleeme, n\u00e4iteks tulekahju v\u00f5i \u00fcleujutus. <\/span><\/p><p><span style=\"font-weight: 400;\">Uuri ka, kas majas on tehtud renoveerimist\u00f6id ja millised need olid ning millised plaanid on tulevikus, kas on tulemas ehk suuremaid ehitust\u00f6id, mis v\u00f5iksid t\u00f5sta igakuiseid makseid pangalaenu n\u00e4ol K\u00dc-le v\u00f5i plaanitakse t\u00f5sta energiat\u00f5husust ning igakuine soojale kuluv summa hoopis v\u00e4heneb.\u00a0<\/span><\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-df1ceb2 elementor-widget elementor-widget-text-editor\" data-id=\"df1ceb2\" data-element_type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2><strong>NAABRUSKOND<\/strong><\/h2><p><span style=\"font-weight: 400;\">Kui oled leidnud selle \u00f5ige kodu, siis uuri kindlasti, kes on naabrid.
