Kuid ometi j\u00f5uavad pidevalt kohtusse juhtumid, kus m\u00e4\u00e4ravaks saavad v\u00e4ikesed n\u00fcansid. Telefoniga pildistades, eriti siseruumides, ei kipu kvaliteet olema piisav, et objekti ilu esile tuua. Ning omaenda kodu m\u00fc\u00fces ei oska inimene tihti hinnatagi, missugune nurk v\u00f5iks v\u00f5\u00f5rale pilgule k\u00f5ige atraktiivsem tunduda. Eriti oluline on professionaalne fototehnika v\u00e4ikeste korterite puhul, kus tuba h\u00e4sti kaadrisse ei taha mahtuda. Fotograafi hind on l\u00e4htuvalt kinnisvara asukohast ja suurusest <b>80-150 eurot<\/b>. Maakleri puhul on teenus hinna sees.<\/p>\n<p class=\"Body\"><b>Kuulutus<\/b><\/p>\n<p class=\"Body\">\u00dcks kulukas v\u00e4ljaminek omal k\u00e4el m\u00fc\u00fces on kuulutused. Kuulutada tuleks v\u00e4hemalt kolmes suuremas kinnisvaraportaalis ning eraisikule maksab see keskmiselt <b>20 eurot \/ kuus<\/b> \u00fche portaali kohta. Suuremas linnas asuva korteri m\u00fc\u00fcgiks kulub reeglina v\u00e4hemalt kolm kuud, majade puhul on see tavaliselt pool aastat v\u00f5i kauemgi. Samuti tuleks aeg-ajalt lisaks tellida kuulutuste kuvamine portaali avalehtedel. Seega, isegi pealinnakorteri puhul tuleks arvestada paari-kolmesaja euroga, mis aga n\u00f5rgema eelt\u00f6\u00f6 korral, n\u00e4iteks liigk\u00f5rge m\u00fc\u00fcgihinna puhul, v\u00f5ib v\u00e4hehaaval kosmiliseks tiksuda. V\u00e4ike osa neist on reaalsed ostuhuvilised. Omal k\u00e4el m\u00fc\u00fces tuleb arvestada, et suur osa huvilisi on tegelikult maaklerid, kes soovivad selle objekti enda nime all m\u00fc\u00fcki panna. Samuti v\u00f5ib helistajate hulgas olla \u201chuvilisi,\u201d kes tegelikult m\u00fc\u00fcvad ise sarnast objekti ning uurivad lihtsalt turgu. Sellistele k\u00f5nedele tekib juurde <b>reaalne hinnalipik<\/b>, kui need hakkavad segama kinnisvaraomaniku enda igap\u00e4evast t\u00f6\u00f6d. Oluline on osata k\u00f5igi nende k\u00f5nede k\u00e4igus hinnata, kui t\u00f5sise ostuhuvilisega on tegu ja keda meelitada objekti vaatama ning kellesse pigem mitte aega panustada.<\/p>\n<p class=\"Body\">Kinnisvara n\u00e4itamine on k\u00fcll oma kodu m\u00fc\u00fces mugav, sest n\u00e4itaja on huvilise saabudes niikuinii kodus. Kuid siin on \u00fcks ps\u00fchholoogiline asjaolu \u2013 kui huviline saabub kinnisvaraga tutvuma ning seda n\u00e4itab talle selle praegune omanik, siis huvilisel on raske kujutleda end selle koha peremehena. Oluline on aga leppida v\u00f5imalikult t\u00e4pselt kokku m\u00e4ngureeglid, et maakler saaks m\u00fc\u00fcgitehingu v\u00f5imalikult iseseisvalt l\u00e4bi viia ning ei peaks iga lisak\u00fcsimuse v\u00f5i hinnatingimise peale omanikule helistama.<\/p>\n<p class=\"Body\"><b>Tehing<\/b><\/p>\n<p class=\"Body\">Kui k\u00e4ed on l\u00f6\u00f6dud, ei ole tehing veel l\u00e4bi. Ostjate laenuotsused v\u00f5tavad panga poolt aega 1-2 n\u00e4dalat ning on oluline osata hinnata, kui realistlik panga positiivne otsus on ning kas peaks kuulutuse selleks ajaks maha v\u00f5tma, k\u00fcsima k\u00e4siraha v\u00f5i pigem kuulutama edasi ja koguma uusi huvilisi.<\/p>\n<p class=\"Body\">Maakler aitab koos oma juristidega valmistada tehingu ette selliselt, et k\u00f5igil oleks maksimaalne v\u00f5imalik kindlustunne, kuid k\u00f5ik riskid ei j\u00e4\u00e4ks m\u00fc\u00fcja kanda.<\/p>\n<p class=\"Body\">Kuigi panga positiivse otsuse korral on j\u00e4me ots juba panga ja notarite k\u00e4es, on eriti oluline see, et pank ja notar saaksid oma t\u00f6\u00f6ks korrektse sisendi. Kinnisvara m\u00fc\u00fcja ise on sageli sel hetkel juba h\u00f5ivatud omaenda uue koduga seotud asjaajamistega, nii et senise kodu m\u00fc\u00fcmisel v\u00f5ivad olulised n\u00fcansid h\u00f5lpsalt kahe silma vahele j\u00e4\u00e4da. K\u00f5ige p\u00f5letavam neist on muidugi kinnisvara vigade n\u00f5uetekohane fikseerimine. Kui m\u00f5nest hallituskoldest oli juttu, aga notaripaberitesse see ei j\u00f5ua, v\u00f5ib ostjal olla v\u00f5imalus hiljem soolane n\u00f5ue esitada. Varjatud veaks v\u00f5ib isegi olla h\u00e4irivate eluviisidega naaber! Samuti on oluline, et detailideni saaks paika pandud, missuguses komplekssuses kinnisvaraobjekt \u00fcle antakse \u2013 m\u00f6\u00f6bel, kodutehnika, vaibad, valgustid. Kindlasti peab paberitesse kirja saama see, mis kuulub korteri juurde ning missugused \u00f5igused on selle kasutamiseks \u2013 keldriboks, parkimiskoht jne. Ka k\u00f5ik kommuunaalarvete n\u00e4idud tuleb n\u00f5uetekohaselt fikseerida.<\/p>\n<p class=\"Body\">Kui maakler on asjaga algusest peale kaasas, ajab tema need paberid korrektselt korda, sest tegemist on v\u00f5rdlemisi rutiinse asjaajamisega. Kui aga m\u00fc\u00fcja on seni m\u00fc\u00fcnud omal k\u00e4el ning otsustab alles tehingu fikseerimisel abi palgata, siis siinkohal on t\u00f6\u00f6 telllija materjalist. Alles selles faasis kaasatud ekspert saab t\u00f6\u00f6tada ainult selle info valguses, mida tellija talle annab ning j\u00e4\u00e4vad ikkagi riskid, et m\u00f5ni oluline asjaolu j\u00e4\u00e4b paberites kajastamata. Seega tuleks juba m\u00fc\u00fcgiprotsessi alustades hinnata, kas osatakse \u00fcksi l\u00f5puni minna v\u00f5i tuleks pigem kaasata maakler kohe alguses.<\/p>\n<p class=\"Body\"><b>Kokkuv\u00f5tteks<\/b> \u2013 on iga\u00fche otsustada, missuguseid kulusid ja riske enda kinnisvara m\u00fc\u00fcmisel v\u00f5tta. Maakleritasu v\u00f5ib esmapilgul \u00e4ra kohutada. Kuid see on kindel, fikseeritud summa ning tuleb tasuda alles tehingu toimumisel.
